Outdoor Unit Inspection & Cleaning
Visual Inspection
- Remove any debris (leaves, grass, dirt) from around unit
- Check for physical damage from winter weather
- Ensure 2ft clearance on all sides
- Inspect refrigerant lines for insulation damage
- Check electrical connections at disconnect
Condenser Coil Cleaning
- Turn off power at disconnect
- Remove top grille and fan if needed for access
- Brush loose debris from fins
- Apply coil cleaner per manufacturer directions
- Rinse thoroughly from inside out
- Straighten bent fins with fin comb
Indoor Components
Air Filter
- Replace or clean filter
- Verify correct size and MERV rating
- Educate customer on replacement schedule
Evaporator Coil
- Inspect for dirt buildup
- Clean if accessible
- Check drain pan and drain line
- Pour bleach/water mix down drain to prevent clogs
Blower Components
- Inspect blower wheel for dirt
- Check belt tension (belt-drive systems)
- Lubricate motor if applicable
- Verify proper amp draw
Electrical System
- Test capacitor(s) and record values
- Inspect contactor contacts
- Check all wire connections for tightness
- Measure voltage and amperage
- Test thermostat operation and calibration
Refrigerant System
- Measure superheat and subcooling
- Document pressures for future reference
- Check for obvious leak signs
- Verify proper operation in cooling mode
